While our team is laying down the floorboards, we have this quick housing rundown to help you find your dream home in Middle-earth in the meantime!

Whether you want a cozy Hobbit hole, a peaceful Elven retreat, or a sprawling Rohan mead hall, player housing offers a place to show off your hard-earned trophies, display your favorite decorations, and simply relax after a long day’s adventure.

Classic vs. Premium Housing
When you are looking to purchase a home, LOTRO divides its neighborhoods into two distinct categories. Understanding the difference between Classic and Premium housing is the first step to becoming a homeowner.
Classic Housing: These are the original four racial homesteads. Classic houses are purchased using standard in-game Gold and Silver. You are limited to owning one Classic house per account, per server (though all characters on that server share access to it). You must pay a weekly upkeep fee in standard in-game currency to prevent your home from being locked.
Premium Housing: These are newer, highly detailed homesteads located outside the starter zones associated with classic housing. Premium houses are purchased using Homesteading Coins or Mithril Coins (both acquired via the LOTRO Store). You can own as many Premium houses as you can afford! If you are an active VIP subscriber, your weekly upkeep fees for all Premium houses are waived entirely.
The Classic Homesteads
Classic homesteads offer Standard and Deluxe homes, as well as massive Kinship houses for your kinship.
Bree-land Homesteads: Rustic, wooden, and stone houses set in the gentle, forests just outside of Bree.
Shire Homesteads: Iconic, cozy smials (Hobbit-holes) built directly into the rolling green hills of the Southfarthing.
Falathlorn Homesteads: Elegant Elven architecture featuring domed roofs, vibrant trees, and beautiful views of the river Lhûn.
Thorin’s Hall Homesteads: Sturdy, subterranean Dwarven stone halls built into the freezing, cavernous mountains of Ered Luin.
The Premium Homesteads
Premium houses typically offer larger property with more decoration hooks and unique environmental features, these modern neighborhoods are your destination.
Cape of Belfalas: Sprawling, coastal Gondorian estates featuring pristine white stone architecture and overlooking the sea.
Eastfold Hills (Rohan): Rugged, traditional Rohirric wooden homes nestled in the rocky, forested foothills of Rohan.
Kingstead Meadows (Rohan): Grand Rohirric farmhouses set out on the wide, open plains.
Erebor: Majestic, cavernous Dwarven architecture set deep within the Lonely Mountain, featuring massive stone pillars and green and more green, all with a splash of extra green.
Lyndelby: Secluded Hobbit homes tucked away in a hidden valley within the Vales of Anduin — perfect for those who want Shire vibes with a more modern neighborhood layout and extensive yards.
- Rivendell Steadings: The newest addition to LOTRO housing! Located high in the Trollshaws overlooking the Vale of Imladris, these homes feature gorgeous autumnal foliage, majestic waterfalls, and Elven architecture. This neighborhood also introduced Ceiling Surface and Ceiling Paint hooks to further customize your interiors.
